MAINTENANCE TECHNICIAN

Employment Status: Regular Full Time

NATURE OF WORK
This position is responsible for general maintenance required to complete work orders and to turn over empty apartments. Work orders may be generated by tenant phone calls, move-outs, inspections, assignment or any other manner as approved by the Maintenance Superintendent. General maintenance may include but is not limited to plumbing; minor electrical work, carpentry, cement work, painting, staining, laying/ removing tile, removing carpet, drywall, sewer work any other activity as assigned. The ability to be on call and participate in snow removal is also necessary. The Maintenance Technician will rotate on-call duties with all other maintenance staff. On-call duties include emergency services for all AMP’s and projects. Other duties include preventative maintenance, repair/replace sprinkler system components, record keeping and other tasks as assigned by management. Personnel within this position will be required to work independently, as a member of a team, and as a member of a crew to accomplish specific tasks. Supervision is received from the applicable Maintenance Foreman and Superintendent.
EXAMPLES OF WORK
Remove and install carpet.
Install ceiling lights, support bars and screens.
Patch concrete, drywall and roofing.
Remove snow and ice from sidewalks and parking lots– manually and in a vehicle (with a blade).
General site upkeep and maintenance.
Replace windows, outlets, outlet covers.
Paint, stain, varnish and do prep work necessary to accomplish these tasks.
Perform electrical wiring and lighting.
Lift and move objects weighing approximately 100 lbs. and occasionally more while cleaning out apartments or moving equipment.
Collect and dispose of refuse.
Clean maintenance shops, apartments, buildings when asked.
On-Call duties as assigned
Perform any other job as assigned by immediate supervisor or Executive Director.
DESIRABLE KNOWLEDGE, SKILLS AND ABILITIES
Some knowledge of electrical, plumbing and basic carpentry skills.
Knowledge of HVAC is preferred but not required.
Some knowledge of boiler testing and maintenance is preferred.
Ability to lift / move heavy objects weighing 100 lbs or more.
Ability to carry out oral and written instruction.
Ability to work with others in a team atmosphere.
Ability to work by self with minimum supervision.
Customer service skills.
MINIMUM QUALIFICATIONS
Graduation or equivalency from high school.
Education / training sufficient to allow the employee to satisfy the required level of
knowledge skills and abilities.
Ability to remove snow and lift up to 100 pounds
Must live in Grand Island or surrounding area for the ability to on-call
Current Nebraska Driver’s License
