NATURE OF WORK
This position is responsible for unit turnaround of empty apartments as they become vacant, and the completion of work orders as assigned. The position will require prior experience and the skills to perform unit turnovers, along with general maintenance knowledge. The potential candidate must possess a good understating of building systems and industry trades. Basic skill sets may include experience in flooring, painting, carpentry, plumbing, electrical and HVAC, along with high character and values. The ability to be on call and participate in snow removal is also necessary. The Maintenance Technician will rotate on-call duties with all other maintenance staff. Other duties include preventative maintenance, record keeping, inspections and other tasks assigned by management. Personnel within this position will be required to work both independently and as a member of a team.
EXAMPLES OF WORK
Turnover of apartments as they become vacant.
Complete work orders and make repairs to resident units, buildings, and sites.
Remove snow and ice from sidewalks and parking lots.
Lift and move objects weighing approximately 100 lbs. and occasionally more while cleaning out apartments or moving equipment.
On-Call duties (typically on a six-week rotation).
Assist with pest control and other inspections as assigned.
Perform any other job as assigned by Maintenance Foreman or Deputy Director.
DESIRABLE KNOWLEDGE, SKILLS AND ABILITIES
Ability to patch and finish walls and ceilings and general drywall knowledge.
Painting experience and ability to paint in a clean and efficient manner.
Experience in flooring; including removal and installation of vinyl products, tile, base cove and carpet removal and installation.
Carpentry skills and basic understanding of both rough in carpentry and finish carpentry and the ability to set doors, cabinetry, countertops, base and trim.
General knowledge of siding and roofing installations and the ability to make repairs.
General knowledge of electrical, plumbing and HVAC systems and the ability to troubleshoot different building systems.
Ability to use power tools and machinery in a safe manner
Ability to lift / move heavy objects weighing 100 lbs or more.
Ability to carry out oral and written instruction.
Ability to work with others in a team atmosphere.
Ability to work with minimum supervision.
Customer service skills and ability to work with a diverse clientele.
MINIMUM QUALIFICATIONS
Graduation or equivalency from high school.
Education / training sufficient to allow the employee to satisfy the required level of
desirable knowledge skills and abilities.
Ability to remove snow and lift up to 100 pounds
Must live in Hall County for the ability to on call.
Current Nebraska Driver’s License
